The Rio Verde Foothills
Approximately 15 miles to the North East of bustling downtown Scottsdale is a quiet rural community known as "The Rio Verde Foothills". With a long colorful history dating back to the early 1800´s this area was originally home to wandering bands of Apache Indians and the home of the more settled Pima Indians. In the mid 1800´s the Apaches were forced out and the area was taken over by cattle ranchers and farmers providing beef and hay for the local army posts of Fort McDowell and others in the surrounding area.
Perfect for horse lovers and outdoor sports
Today "The Rio Verde Foothills" is known as the last bastion of equestrian real estate in the North East Valley. Now consisting of approximately 18 square miles with rural zoning restrictions limiting home sites to a minimum of one acre or more the area has become a hub for the many equestrian disciplines. Large training and breeding ranches cater to dressage, cutting and reining, and hunter jumper disciplines as well as a very prolific pleasure riding group of enthusiast.
Bordered on three sides by the McDowell Mountain Park and the Tonto National Forest The Rio Verde Foothills is perfect for all kinds of outdoor sports ranging from sightseeing, golfing, hiking, dirt bike and quad riding, boating and a multitude of other activities. It is a quiet and safe place to raise families witch have room to roam. Violent crime is virtually non-existent as the area is very much a good neighbor community where everyone knows and watches over their neighbors.
The Rio Verde Foothills: a happy family place
The Rio Verde Foothills enjoy good access to all points downtown Scottsdale, access to the finest restaurants, exceptional schools and some of the best healthcare facilities in the nation. At an average elevation of approximately 2500 feet above sea level and close to the Tonto National Forest the area also is fortunate to enjoy temperatures that are about 15 degrees cooler than downtown Scottsdale or Phoenix.
A good time to invest in The Rio Verde Foothills
Not being exempt to the huge economic downturn that has been experienced throughout the nation today we are seeing prices for homes and land at about half of what they were in the boom days of 2004-2007. Land prices in The Rio Verde Foothills area are still very acceptable with prices ranging from $14,000.00 to $200,000.00 per acre of raw land and home prices starting in the low $200,000.00 for a 3 bedroom home on one acre of land up to $10,000,000.00 for the larger equestrian estates.
The market has re-established itself and is currently on an upswing as we are seeing the distressed properties being absorbed in great numbers and prices coming back up. For the first time buyer, the move up buyer, or the investor there has never been a better time to buy. For the family looking for room to grow, great neighbors and great opportunity The Rio Verde Foothills is the place to be.
